Today, I want to talk about something that's absolutely crucial for keeping your home running smoothly: conducting annual maintenance on your hot water tank. Now, I know some of you might be thinking, "But Cody, I can just ignore it and hope for the best." And to that, I say, "Are you crazy? That's like ignoring a ticking time bomb in your own home!" Trust me, you don't want to be the person whose hot water tank bursts and floods their entire house (yes, it's happened to someone I know, and let me tell you, it was not pretty).


First things first, let's talk about the importance of regular maintenance. Your hot water tank works hard to provide you and your family with hot water, and just like any hardworking machine, it needs a little TLC to keep it running smoothly. Regular maintenance helps prevent leaks, prolongs the life of your tank, and ensures that it's operating at maximum efficiency.

Now, let's talk about what you need to do to conduct your annual maintenance:

  • Turn off the power or gas supply to the tank

  • Drain the tank by attaching a hose to the drain valve at the bottom of the tank

  • Flush out the tank using the hose to remove any sediment or buildup

  • Check the anode rod and replace it if it's corroded (this is the part that helps protect the tank from rust and corrosion)

  • Check the temperature and pressure relief valve and make sure it's functioning properly

  • Check the pipes and fittings for leaks or damage

  • Turn the power or gas supply back on and let the tank refill
